Rarely is the agent who “lists” your house the agent who “sells” your house. The commission you pay to sell your house is therefore split between the listing agent and the selling agent.
However, if your desire is to list with an agent, here are a few tips to finding a “Top Producer.” 1. Don’t hire your friend, co-worker, relative, or neighbor unless they meet the following critieria 2. Google search agents in your area and make a list who is on the 1st page 3. Drive down your street and subdivision and see who is listing homes 4. Find a “Team.” This typically an agent who specializes in listings, but has several agents working for them who specialize in working with buyers. This way they end of receiving both ends of the transaction. 5. Research the agent and see where they rank among their peers. Remember, your goal is to sell your home. It cost just as much to hire an average agent than it does to hire the best. The “Top Producers” typically have a large advertising budget and will not bootstrap the efforts. 6. Pick the best in your area. You don’t want them learning the area while your home is sitting and wating to be sold.

At this time, more and more people are going the “For Sale By Owner” (FSBO) route: You buy a sign, make some flyers, place an ad in the local paper and wait for the phone to ring. If all goes well, after you’ve talked to several people, rearranged your schedule to show the house many times, called back all the prospects and left messages on their answering machines, someone will finally be interested in drawing up a contract to buy your house.
